    Hi this is Steve Liang from Real Estate IQ, and this is your Real estate IQ Deal of the Day. Today we found a deal in the DFW area. Check it out.

    Okay, so for today we are going to look at off market leads specifically we're going to go into the November Pre-foreclosure auction. And we're going to go and look at the Denton deal. So this is the deal that we're looking at. Here's the address, all the information of the property, trustee information, equity, unpaid balance and so on and so forth. And, let's take a look and see how good of a deal this is. So we enter all the information here. On the right. We are also picking the comps, to see if there are good comps in the past 90 days. Let's see. So based on these numbers based on the on the list price we put down the estimated unpaid balance. When we ran the comps, of all the comps that were sold in the past three months, we see that the estimated price or the After Repair Value (ARV) is $258,000. A little bit over $258,000. We are looking at a big Estimated Gross Discount of $127,000. That's a fantastic amount of equity or discount here. Let's take a little bit further look into the location of these comps and photos. For those of you who have access to Real Estate IQ you can pull the comps and analyze it deeper. But we just want to show you what these properties look like and what the price per square footage look like. So this is the subject property and here are the comps.

    Also take a quick look at the neighborhood. A very new area and the year built is in 2008. So these are very new properties. Let's look at the photos as well of the comps. So we know what kind of condition we need to fix up their property to sell it at this price $258,000. So this is the first comp. Updated, very new. Granite countertop. The third one. And then we have the fourth one looks like the condition of these homes are pretty similar and they're all selling for about $130 per square feet. Give Or take. Here are price per square footage. So this looks like a very, very good deal if you can turn this into a deal. This property is going to be auctioned off in the upcoming Tuesday foreclosure. But we wanted to show you a new deal that is in Little Elm in the Denton County. I hope you guys enjoy this deal and stay tuned we're going to find another deal for you tomorrow.
